Conditions: OPSEC is critical and non-negotiable.There will be no bank or commercial financing allowed to protect the OPSEC of both Parties without a substantial non-refundable deposit released to the sellers after due diligence inspections are completed and released. Buyers may conduct any inspection they choose, as long as every person that comes to the property has signed an NDA and been carefully vetted by both Parties. All legal documentation related to the sale will be managed through a mutually agreed-upon licensed real estate attorney. While buyers are welcome to retain their own real estate broker or agent, they will be responsible for any associated costs.
Buyer Qualification Process
The unique value proposition offered to the new owner of the Patmos Underground Bunker Facility lies in the meticulous Operational Security measures embedded in the marketing process. These protocols not only ensure the rigorous qualification of potential buyers but, most importantly, protect the confidentiality of the bunker’s location. Unlike standard real estate practices where properties are listed on the MLS (Multiple Listing Service) and exposed to countless websites, this approach is untenable. Publicly listing such a strategic asset would endanger both the current owner and the future steward, compromising their security.
To safeguard confidentiality, the current owners have engaged Survival Retreat Consulting (SRC) under a consulting agreement. Hardened Structures/Hardened Shelters, LLC, (HSHS), an affiliate partner has been engaged since 2020 to provide consulting, engineering and architectural design services related to the life preservation infrastructure improvements inside the bunker facility. Hardened Structures is the worldwide leader in the design, engineering and construction management of hardened homes, underground bunkers and nuclear shelters.
SRC was responsible for conducting a comprehensive assessment of the property’s existing infrastructure in October of 2024, and preparing detailed reports on further infrastructure enhancements that would be vital for the new owner. These highly confidential reports address critical areas such as water management, additional alternative energy systems, advanced food production, defensive infrastructure and tactical planning, grid-down communications, medical preparedness, and the procurement of tactical and survival supplies. SRC has been entrusted with managing the owner directed targeted marketing of the property to a carefully vetted group of qualified buyers. Once buyers are approved by the owners, they will gain access to SRC/HS reports during their site visit, and hard copies will be provided once a purchase offer has been submitted. These confidential reports will not be sent via any electronic service. These reports are critical for the buyer’s due diligence, enabling them to thoroughly evaluate the property's suitability before acquisition.
